AC leaking water?

Why is my AC leaking water inside? Here is the honest version: what you can safely check yourself in the next five minutes, what a technician usually finds when it is not that, and exactly what it costs to find out.

If this means no cooling in the house: A home with no cooling is treated as urgent and prioritized, often same-day. The emergency button on the booking page gets a callback within 60 seconds.

Check these first

  1. Turn the cooling off at the thermostat. Every minute it runs is more water on the floor or in the ceiling.
  2. Look for a white plastic drain line near the indoor unit. If there is a float switch on it, it may have already shut the system down to protect you.
  3. If the line ends outside and nothing drips out while the AC has been running, the drain is clogged. That is the usual cause and a quick visit.
  4. Ice on the indoor coil melting is the other cause. Let it thaw with the system off and the fan on, then call before running it again.

If one of these fixes it, you owe us nothing and we are glad. If not, the next part is what the visit is for.

What a technician usually finds

Water leak. The drain line is blocked with algae or debris, so the water backs up into a pan that is only about an inch deep and then goes over the side. It grows over the months the system sits idle, which is why this turns up at the start of the cooling season rather than in the middle of it.

Evaporator coil. A coil that leaks lets the charge out, and a low charge is what freezes and starves the system. The secondary causes are all airflow: a blocked duct, a dirty filter or a dirty evaporator coil.

These are the causes in the manufacturers' troubleshooting charts and the trade handbooks our technicians train on, in plain words. The visit proves which one it is with a meter before anything is replaced.

What keeps it from coming back

What it costs when it is missed is not a repair bill, it is a ceiling.

Dirt on the evaporator coil does two things at once: it cuts airflow and it degrades heat transfer, so capacity drops twice over.

What it costs to find out

$59 on weekdays, $159 evenings and weekends. Published and final, pre-tax, and the price is the price whether we find a loose wire or a bad motor.
